Introduction

India’s flexible workspace industry has firmly established itself as one of the fastest-growing segments within commercial real estate. Once driven primarily by startups and freelancers, the sector has evolved into a preferred office solution for enterprises, Global Capability Centres (GCCs), IT companies, consulting firms, and multinational corporations seeking scalable and managed office infrastructure.

The shift towards hybrid work, increasing demand for asset-light expansion, and the growing preference for premium managed office spaces have significantly accelerated the industry’s growth. Unlisted players continue to dominate this market by expanding across major business hubs while attracting institutional capital and strategic investors.

Based on FY25 financial filings, leading unlisted flexible workspace companies generated strong revenue growth, underscoring the sector’s resilience amid evolving workplace trends.

Skootr posts the fastest growth

Among the leading operators, Skootr Global recorded the highest revenue growth at 96.47% YoY, nearly doubling its revenue to ₹310.92 crore. The company continues to benefit from increasing enterprise demand for premium managed office spaces.

Emerging operators continue gaining scale

Companies including 91Springboard, BHIVE Workspace, 315 Work Avenue, Incuspaze, and WorkEZ collectively demonstrate the increasing depth of India’s flexible workspace ecosystem. Many of these companies are expanding aggressively into Tier-1 cities while focusing on enterprise clients rather than traditional startup coworking models.

Industry Trends

Several structural trends are driving the rapid growth of India’s flexible workspace sector:

  • Enterprises are increasingly shifting towards managed office solutions instead of long-term conventional leases.
  • Hybrid work models continue to increase demand for flexible office infrastructure.
  • Global Capability Centres (GCCs) are emerging as one of the largest customer segments.
  • Premium amenities, technology-enabled workspaces, and employee experience have become major competitive differentiators.
  • Institutional investors and private equity firms remain highly active in funding leading workspace operators.

Outlook

India’s flexible workspace market is entering its next phase of growth. While startups remain an important customer segment, large enterprises now account for a significant share of demand, creating opportunities for operators specializing in customized managed offices.

As office absorption continues to recover and businesses prioritize flexibility, leading unlisted companies such as Table Space, Executive Centre India, Simpliwork, CoWrks, BHIVE Workspace, Skootr, Incuspaze, 315 Work Avenue, WorkEZ, and 91Springboard are well positioned to capture the next wave of commercial real estate growth.

With expanding footprints, strong financial performance, and increasing institutional backing, the sector is expected to remain one of India’s most attractive commercial real estate segments over the coming years.
